    There are several factors that are taken into consideration when underwriting a hotel development deal, but perhaps none is more critical than the estimation of hotel ramp-up. How long will it take the property to reach its stabilized level of operation?

    With respect to market response, one might expect hotels to open and then ramp up steadily over a few months before attaining their slated position within a market, but we all know the dynamics of competition don't allow for such a simple assumption.

    Thus, the question becomes: How long does it take a new hotel to reach full penetration of its comp set?

    If you did know they had a 25% increase in revenue in the first quarter of 2010 anyone would think they are feeling the financial crisis.

    There certainly streamlining! lol.

    I agree to some of the replies, it is not a steady judgement from experts alone, well of course you will need a professional feasibility study you should be specific on what type of hotel you are planning to establish, your target market, the place where you want it, the weather there since all of this might affect the influx of tourists. The global economy also has a direct effect on your planning and results stage. The later factors however is directly out of your control.
